The Estate

Eden Office Park is situated close to the A369 on the edge of the village of Pill, and is conveniently located just two miles from the M5 motorway at J.19 and two miles form the Clifton Suspension Bridge. The Unit

The end unit of a row of four in Phase 4a of the estate, Unit E2D is a two floor unit with part of the ground floor separated to create a self-contained  space of approximately 600 sq. ft. There are two toilets (one catering for wheelchair access) within the common area, and three parking spaces allocated to the partitioned space. The unit was completed in November 2004 and is finished in good decor, with raised floor, suspended ceiling, comfort cooling and carpets. Small power and data cabling are to be fitted by the new occupier.

The Terms

The partitioned space is available on FRI terms of 12months upwards, at a rate of cú18 per sq. ft. STC. There will be a service charge which has yet to be determined, but is expected to be very competitive, reflecting the modern and low maintenance design. This will include the estate charge. Rates are payable separately.  

The lettable area is subject to joint measurement.

Availability

The whole unit is currently under offer and, subject to contract, the partitioned space will be available to let from 1st May 2005. Viewings are possible now.
